SOLD 280 Creek Bend Road

After years on the housing market the scenic 5.15-acre Royalwood Seine River property at 280 Creek Bend Road has finally been sold. Congratulations to the owners, their agent, and to the new owner.

It is reported that a high net worth buyer has outbid several large property developers in order to construct a “dream home.” Like the 330 Creek Bend property to its east this hundred-year-old property has been sold as the site of a future single-family mega-home.

Such land purchases make any future infrastructure improvements on Creek Bend Road moot. While Landmark/Qualico are expected to announce their next round of Precinct K public meetings sometime next week, single-family homes, with approved septic fields and wells, are already permitted on RR-5 five-acre lots. This existing model does not require subdivision, riverbank dedications or Active Transportation trail dedications. The existing model of extending City trails with incremental DASZ subdivision and rezoning applications evidently does not apply to Winnipeg’s new Bridle Path, Royalwood’s Creek Bend Road.
