

A direct consequence off Winnipeg’s abandonment of the south-east transit corridor paralleling the CPKC Emerson Line is the abandonment of many Precinct K multi-family lots. (Upper map.) The approved 2014 plan of suburban sprawl softened by the promise of Rapid Transit related high density housing will never be realized. Eventually a new Warde Avenue bus route connecting Sage Creek to the future St. Mary’s Road RT line will be approved and built. That will certainly not happen this decade. Maybe in the 2030s?
As the defacto Phase One for Precinct K, multifamily projects were and are being built in Genstar’s Bonavista development. Later phases, Qualico/Waterside/Terracon’s Precinct K South, will not include the kind of six-story multi-story apartment buildings you would find adjoining a major road such as Warde. According to Landmark Planning, “The project team is applying to rezone the subject site to a mix of residential zones to accommodate a residential development that is generally consistent with the Precinct K Secondary Plan by-law.”
As a side note, take a look at how many vacant building lots (shown in yellow in the lower map) are still available in Bonavista . There are not many of them. Bonavista is fast approaching its final build-out
