While 98% of the CBRA membership live in condos west of the Seine River, two percent of us live in single-family residences east of the Seine River. Every year developers abandon or demolish another old home in South Royalwood. There are just over a dozen occupied homes left. It is because of those homes that the CBRA is sitting at the table with developers in December 2025. As the saying goes, if you are not at the table, you are on the table.
When the old Creek Bend Road Bridge was closed for almost a year, most Creek Benders did not notice. Only South Royalwood residents had to take the big detour south to the Aimes Road Bridge. While some of us may have walked over the new bridge after it reopened, many probably never bothered.
The $3.5M bridge was not build for the dozen families living on the other side of the river. It was built for future Precinct K development. Think of it as a big pipe that currently only allows a trickle of cars and trucks through every day. Think of turning the valve and releasing traffic, not only from South Royalwood but from Bonavista and beyond. The question is, if the Warde Avenue Bridge is not built at the same time, how wide open will that valve have to be turned? How many cars and trucks will travel through Creek Bend every day in 2030, and in 2040?
That traffic data will hopefully be available in January 2026 when the first of two Precinct K public meetings will be held at a nearby church, temple, community centre or school.
Qualico Developments was quite mistaken when they told stakeholders that recent federally-mandated changes to Winnipeg’s housing bylaws did not affect Precinct K. This screenshot confirms the subject changes did affect Precinct K. In the accelerated timeline of Precinct K development, months faster than Qualico’s comparable Ridgewood 9 development in Charleswood, the possible effects of the June 2025 changes are still unknown.

Why is Qualico setting such a fast pace for Precinct K approval, many months shorter than the Ridgewood 9 consultation process? As with most things regarding Precinct K, this is unknown.
